Job Brief
Under the supervision of the Program Director, the Director of Maintenance is responsible for preventative maintenance, repairs, and maintaining up to date service agreements pertaining to physical plant and life safety.
POSITION SUMMARY:
Under the supervision of the Director of Engineering and Program Director, the Director of Maintenance is responsible for preventative maintenance, repairs, and maintaining up to date service agreements pertaining to physical plant and life safety. Conducts facility assessments, identifying confirming and/or recommending solutions that promote the safety and wellbeing of clients served and the staff.
POSITION DUTIES:
- Interview, supervise and evaluate the custodians assigned to the site.
- Develops and implements staff schedules and manages implementation of in-services for custodians and mechanics, pertinent to building systems, policies, procedures, safety and proper use of materials, tools and equipment.
- Manages implementation of plans of correction for city, and state audits citations, pertaining to life safety and physical plant.
- Conducts site assessments as part of routine management of conditions. Making recommendations for facilities.
- Manages pest and bed bug control programs in conjunction with the Director of Operations.
- Manages moving and/or disposal of agency furnishing in conjunction with the Director of Operations.
- Able to receive calls after working hours and/or weekends.
- Ensures that vehicle records are being maintained, and vehicles are serviced in accordance with established protocols.
- Perform all other duties as assigned.
- Provide weekly reports on completed work orders and periodic work orders
- Maintain accurate track of supplies received and needed.
- Ensure that back up maintenance and supplies are available
- Work closely with maintenance mechanic to ensure that all machinery and tools are in working order
- REQUIREMENTS:
- High School Diploma or GED with at minimum10 years of experience in building management or associate degree with minimum of 5 years of experience in building management
- Minimum of 5 years management experience within the skilled trade.
- Knowledge of the practices and techniques of the trades to manage plumbing, electrical, carpentry, HVAC and masonry contractors
- Computer Proficiency, including MS Office, Word and Excel and ability to learn/use basic interior design software for development of evacuation plans and reference layouts
- Good communication skills
- Familiar with multi-trade tools and equipment
- Experience working and collaborating with sub-contractors
- Valid driver’s license
- Perform all job responsibilities in full compliance with all applicable laws, rules, regulations, policies and procedures, adhere to the CPU corporate compliance program, including the code of business conduct, the NYS and federal false claims acts, whistleblower protections and mandatory reporting. Completes corporate compliance training at least annually. Fully cooperates in all corporate compliance investigations and reviews.
- Able to receive calls after working hours and/or weekends.
- Some knowledge in HVAC, Electrical and Plumbing is a must
- Must obtain F-80 certification and F-02
- Experience supervising a team
- OSHA certification
