ESSENTIAL DUTIES AND RESPONSIBILITIES:
Under the supervision of the Superintendent of Buildings, the Building Services Manager will have primary responsibility for the preventive maintenance of HVAC systems, daily monitoring of the buildings via the City’s Building Management System and the dispatch of first response to HVAC, Elevator, Fire Suppression, and plumbing calls using in-house and contract resources. Additionally, the Building Services Manager will be responsible for:
MINIMUM REQUIREMENTS:
Must possess 5 to 8 years of “hands on” experience in the HVAC field, at least 3 of which have been in a supervisory capacity.
5 to 8 years of building automation experience (installing, servicing, programming) is required.
Experience in interpreting blueprints and plans related to the preventative maintenance/repair of facilities and facility systems and have experience supervising skilled technical staff at multiple work sites.
A valid Massachusetts Motor Vehicle Operator’s License Class D is required.
PREFERRED QUALIFICATIONS:
A valid Department of Public Safety Refrigeration Technician license is highly desirable.
Familiarity with the Tritium/Niagara BMS systems or similar is highly desirable.
PHYSICAL DEMANDS: Exposure to all weather conditions. The work is of both an intellectual and physical nature, requiring a variety of physical capabilities. Must be able to climb ladders, inspect ceilings, crawl into tight spaces, and be able to use all necessary equipment and tools of the trade when performing investigative work. Additionally, the employee should be able to stand, walk, and sit for lengthy periods of time.
